Does anyone know how domain transfer works? We have a website and we hosted the domain name to other company then the problem is they don't want to give us the domain name account administrator area. So what is the best for us to do?

I would suggest, if you've registered the domain before 60 days then you can provide the DNS records of your hosting provider to your domain registrar and ask them to update the DNS records for you. If they are not providing you the access then ask them to update the DNS so all your services associated with your domain will work properly.
Now, regarding domain transfer, after 60 days from the domain registered date, you can place the domain transfer request for your domain from the new domain registrar's panel. You will need to make sure the below points before proceeding -
1. Make sure domain status is Ok that is it should not be unlocked.
2. Domain registrar's email address should be active because domain transfer confirmation email used to send on that email address.
3. Once domain transfer process is initiated, you will need to make sure the old domain registrar will complete all necessary processing.
4. In 6 to 7 days domain will be transferred successfully.
Make sure, the new domain registrar is going to provide you the access which you need for managing the domain. Also, you will need to confirm whether the DNS records are going to transfer or not during the process.
There are certain conditions that must be fulfilled while transferring a Domain Name:-
1.The Domain Name must be valid and preregistered to Transfer Domain Name.
2.The status of Domain Name must be unlocked.
3.Transfer will only be done after the completion of 60 days from the registered date
4.Admin contact information needs to be up to date in order to successful transfer of Domain Name.
5.Authorization code is generated prior to the transfer.
6. 5 to 7 days is the time take taken for transfer under normal circumstances.
You need following 3 items to get your domain name transferred:
1. Your email address listed in domain administrative contact (required to approve domain transfer emails.)
2. Your domain not locked by your registrar (It it is locked, you cannot transfer that.)
3. Your domain "Transfer Authorization or EPP Key".
Once you've these 3 information, you can easily transfer your domain name to any registrar.

That is exact what they are doing to us, can I ask for advice? the domain company is located here in our country...
Actually what happen is our domain registrar doesnt want to give us the access to our domain name account that's why I need help on what to do with this, They really dont want to give us the domain access how can we set up our website correctly.. as a customer what are our rights...

You can't transfer a domain out of a registrar if its less than 60 days old, also if they don't let you into the admin area at all, you can threaten to sue them for your right to the domain.
